There is a vacant house in a neighborhood that has been vacant for about 2 months. I want to buy it?

What would I do? I am already pre-approved through my loan officer. I want to buy it as an investment property before anyone else gets to it but I don’t know how to go about getting it since there is no Realtor sign, paperwork or contact info on the home. None of the other neighbors knew the owners or how to contact them. I know there is at least 30-40K in equity in the home and it looks like it is in decent condition just from me peeping in the windows. It is located in Douglasville, Georgia. Any info on how I can go about getting the home would be appreciated…
The owner or agent is a matter of public record through the property tax rolls. With the address, you can find the APN (Assessor’s Parcel Number). With the APN, you can get the information on where the tax bill is mailed. At that address should either be the owner or their property manager.

there should be a deed on record that you can use to find the owners. try city hall.

You will have to contact the property owner. The onwer will be registered at the land registry. From the information you get from there you can contact the owner. If you do not know how to do a land office check an Attorney or Real Estate Agent can help you.

Pull up the county appraisal district website and do an address search and it should tell you the owners name and mailing address

My advice to you would be if you know the address of the house contact your local municipal building and talk to someone in Assessor’s office and see if they can tell you who owned it from previous information from the taxes.They can usually tell you how much the taxes are and who owned the property.If you get no where there you may want to try the utility companies see if they would have the owner’s name.

Try going to this website (Douglas County Property Analysis Tools) and see if by typing the address of the property you get the name and address of the owner. You can then write to him or knock on his door.

If you are sure that the owner lived in the house, visit your local post office and see if he/she forwarded his/her mail to somewhere else.
If you know nothing, then have a title company pull title and then hire a "skip tracer"/detective to locate the owner. This whole process should cost around $300.
However, if this is a pre-foreclosure, then your pre-approval won’t mean anything. See if you can make a deal with the owner to purchase the equity while assuming the loan(s). This should give you a couple of months to refinance should the lenders call the due on sale clause.
