Till the recent property market crash, house flipping proved to be a lucrative career for many investors and real estate agents. Now, it is difficult for investors to achieve their minimum profit range. Further, since property prices are less, investing on a property without considering various associated matters is common. There can be major drawbacks and therefore one must take care of every detail while purchasing a house to avoid the three pitfalls in house flipping. First, one needs to ensure that the price of the house purchased is less than its actual registered price. This can help you gain maximum returns as benefit against the amount you have invested.
Next is the property’s location that must be chosen carefully because a location not in demand can be one of the major pitfalls in a house flipping business. Usually, when the market rate is good, you might not pay attention to the property location. However, with the recent changes, one has to be extremely cautious in selecting and finalizing the location. In addition to verifying the profile of a buyer, location of the property is equally important for a deal to happen.
One should also be aware of the buyer’s choices so that the desired property can be taken from the right location. Also, if you purchase a property where the prices are very high, buyers searching for property at a less price will not be attracted to your property.
Further, inspection of the property before you purchase is another condition to think over since it can be yet another pitfall in house flipping. Therefore, inspect the property well before you decide to purchase. Not inspecting a property may get for you a bad deal in the future. When you inspect a property in detail, you get the option to settle everything and repair the property to suit a buyer’s requirement. Otherwise, you may have to face a hard time with the buyer of your property regarding the poor condition of your property.
You should note these three pitfalls in house flipping and plan accordingly for a good house flipping business. Also, there can be associated pitfalls that need equal attention for a beneficial property deal.

I finally got to play with the new Coke Freestyle soda dispenser at the Firehouse Subs next to Georgia Tech (GT) - just a few blocks from Coca Colas headquarters. This thing dispenses over 100 different combinations. Some you can’t get in the store. It’s pretty easy to figure out how they did this. The basic drinks are loaded and there are some standard flavor shots that they use across multiple brands. For example, you can get the peach flavor shot in Disana water, Sprite, Poweraide, Fanta, Fanta Zero … and so on. I think this machine is brilliant. As I watched people using the machine (mostly Georgia Tech students) I noticed that because there are so many combinations, people have a hard time making a decision. I guess over time the wait to use the machine will be shorter. Having only one dispenser did cause a small line to form of anxious customers.
